An n8n agent that scrapes land listings daily, screens them against tunable size/price/zoning criteria, and delivers an AI-rationale shortlist straight to Telegram. Replaced hours of manual property hunting with a daily digest of pre-qualified sites ready to act on.
Problem: A land developer was manually hunting across property listing sites, checking size, zoning, price, and constraints one site at a time, missing good opportunities before competitors could act.
Solution: Built an n8n agent that scrapes land listings daily, parses raw HTML into structured data, screens every property against tunable criteria (size, price, zoning, overlays) pulled from a live spreadsheet, and uses AI to write a one-sentence rationale for each match.
Outcome: The developer now wakes up to a Telegram digest of pre-screened, qualifying sites with reasoning attached, no more manual cross-checking, and criteria can be adjusted deal to deal without touching the workflow.
